DO NOT RENT FROM THEM! their lease is a ridiculous way to keep your deposit money, you will never see it again, no matter what you do. Snow removal is beyond terrible. they never call you back when you have an issue with anything and never fix anything. The units have not been updated since the 70's. If I could have given a zero star I would have. And if you call to complain about anything in your apartment, they just kick you out. Stear clear of these people.
I was trying to find an apartment for my husband and father-in-law who were moving for work. My father-in-law, who is Hispanic, called and asked if there were any apartments available. They told him they were full. The next day, I mistakenly called and asked if there were any apartments available. They told me they had several. I filled out the application for my husband and father-in-law and they were immediately denied because they are "from out of state". However, a white co-worker of my husband was accepted but he's from out of state as well. Another co-worker who is Hispanic was told by the owner that his "kind" was not welcome. Extremely sad and unprofessional.
Nice and quiet but would never rent there. landlords don't fix the things that go wrong. Know that some went without an oven for 3 weeks before getting it taken care of, seen cut trees that layed on the grounds for months, gate would continue to not work and would have to be left open this was just a few things I seen and dealt with.
I can't believe it has been many years since I rented from Hildebrand's. Read all the reviews. Pretty much same comments. Old dirty apartments. Half the lightbulbs burnt out upon moving in. Expected to replace Lightbulbs in public stairways if you want a light to your door. The roof leaked and the drywall started opening in my bedroom. Looked like a landslide. Landlord wouldn't fix it. When I moved in there was long black hair on/in everything (granted I am a military guy with very short blonde hair). Wouldn't you know it, a few months later my shower plugged. Landlords told me it was my problem. After a few days of trying different remedies I had to call roto rooter. 115 feet down the line they unclogged the line. I'm in a second floor apartment. Can't imagine 115 feet away is my issue. So I subtracted the $125 bill from my rent as Iowa law allows. They refused my check and had me notified for eviction. We went to court. and I quote from the judge. " You have a tenant that is taking better care of your property than you are willing to do, and you want him to leave?. I don't get it." Needless to say it got thrown out and I then got my orders to deploy. I rented one of their garages with my apartment as well. The only thing that ever sat in that garage was a brand new Victory motorcycle. Nothing else. Not a box not muddy tires. Nothing. I got a letter from the Hildebrand's stating that I did not clean out the garage (which was cleaner than the apartment I took over) and they kept 100% of my deposit. I think this was like 2006. These people are disgusting individuals. I cannot hear there names without cringing. Every negative review they deserve. Anyone who has dealt with these people gets Deja vu from reading the other reviews.
I am not usually one to complain online, but I feel I need to give an honest review of my experience with Hildebrand Rentals.
The one positive part of my experience was that the apartments are in a very safe neighborhood. My neighbors were all delightful people to live near, and I never felt uncomfortable or unsafe.
Everything else makes me regret the decision to live there. When I moved in, it appeared as if the apartment had not been clean (when I looked at it initially I was told cleaning hadn't been done yet but would be before move in). There was dust everywhere and the cabinets were sticky. We also had bugs everywhere, and had to have the place bug bombed only days after moving in.
Snow removal during the winter were terrible. Twice my car ended up in the ditch just trying to leave the lot, one time was several days after the snowfall had happened. My mother also slipped getting out of her car when visiting and bruised her hip.
The landlords were very rude whenever I spoke with them. They NEVER answered the phone, and whenever I called with a question or issue, all I would get in response was a text message.
When I was moving out, I called to ask about how they wanted things done when I left. After going 5 days without a response, the landlord knocked on my door, told me I shouldn't bother them and that I was stupid for having questions about move out.
Once I was finally moved out (and paid their cleaning fee that I do not understand given the "cleaning" that was done prior to my arrival), the landlord kept almost half of my deposit with little to know reasoning. I left the place cleaner than when I moved in.
These people are crooks and are not pleasant to do business with at all. I would strongly encourage anyone looking for housing in the Waverly area to look elsewhere if at all possible.
DO YOUR HOMEWORK! DO NOT RENT FROM HERE! READ THE REVIEWS! I wish I had found all of these reviews before I rented from Hildebrand. They are all negative and all accurate in everyone’s experience, as well as mine.
The apartments were converted from old military barracks back in the 60’s or 70’s and were done very cheap and low quality. They have not been updated at all since then. The Hildebrands are trying to milk their property for all it’s worth without putting in any investments.
They act very friendly at the first meeting and try to sell it by giving you a “good deal” on rent. The apartment was not very clean upon moving in. There is no insulation between walls. The HVAC system is very old and EXPENSIVE to heat and cool the apartment. My heat broke 3 or 4 times during the winter and I had to use space heaters. The Hildebrands are difficult to contact, slow to respond, and slow on repairs.
The roads at the facility are terrible, the laundry facility is old and run down. It’s overall a very poor facility with very poor management.
They will also take all of your deposit and take you to court over anything. They know they can win in court, because the court favors their ridiculous lease. I wish I had been more thorough on reading the lease and documenting everything that happened. They scrape the bottom for every penny of income to keep their crappy business afloat.
They have even gone as far as creating fake profiles online and writing their own positive reviews to try to increase their overall scores. Do yourself a favor and find somewhere else to rent.
